For NRIs, the hardest part of choosing a place in India isn't money or paperwork — it's that you can't be there. You're relying on relatives, agents and photos, and the common regret is the same: "I wish I'd known what the area was actually like."

Build your remote due-diligence stack

• Get an objective read of the locality first. Before you trust any single opinion, get a neutral, data-grounded picture — what's nearby, how walkable it is, the commute, and environmental risks.
• Verify the essentials remotely. Hospitals, schools, transit and daily shopping within reach; flood and air-quality signals; terrain.
• Cross-check with people on the ground. Ask specific questions: water source, power cuts, monsoon flooding, safety after dark.
• Do the legal work properly. RERA, clear title, occupancy certificate — and a trusted local lawyer. Never buy where no one you know can keep an eye on it.
• Compare a shortlist, don't fixate on one. Put 2–3 areas side by side on the factors that matter to you.
